Use of Funds: The agreement specifies how the funds can be utilized, often including parameters for permissible alterations, such as upgrades to flooring, lighting, partitions, or plumbing necessary for the tenant’s operations.

Approval Process: Prior to commencing any renovations, the tenant usually must submit detailed plans and budgets for the proposed improvements to the landlord for approval. This helps ensure that the changes align with the building’s standards and overall aesthetic.

The startup would present renovation plans to the landlord, who would need to approve them before any work could begin. The renovations would help the tenant tailor the space to their needs while providing the landlord with a more valuable property asset post-renovation.
