Notice of Lease Termination

A Notice of Lease Termination is a formal written document delivered by one party to another in a rental agreement, indicating the intention to end the lease. This notice is typically required by law and must adhere to the terms specified in the lease agreement as well as state or local regulations.

The Notice of Lease Termination must include specific information such as the date of the notice, the address of the leased property, the parties involved, and the effective date of termination. Depending on the jurisdiction, there may be legal requirements for how much notice must be given before the lease is terminated—common periods range from 30 to 90 days.

For example, if a landlord wishes to terminate a lease for a tenant who is month-to-month, they may issue a Notice of Lease Termination stating that the lease will end in 30 days. Conversely, a tenant may issue a similar notice to inform the landlord of their intent to vacate the premises. Failure to provide proper notice can result in legal disputes or penalties, making it crucial for both landlords and tenants to understand and comply with relevant laws and lease terms.
